PEOPLE are desperate to move in to this luxurious New York house - that doubles as an anything goes SEX COMMUNE.
The Hacienda Villa is located in the city's trendy Bushwick area, and is home to fourteen open minded 20-somethings who embrace 'sex positivity'.
According to founder Andrew Sparksfire, this is "the belief that all consensual sex is fundamentally healthy and pleasurable."
Speaking to the New York Post, the Englishman explained the idea behind Hacienda Villa.
He said: "It's a community organisation that is focused on promoting sex-positive culture to a wider audience.
"Hacienda Residence has fourteen residents it's a community.
"It's a place where people live and and some cases, work.
"I realised there was a space for a place where people would want to live and openly celebrate their sexuality on a full time basis.
"So I renovated this place and got everyone to move in and it became Hacienda Villa."
One of the residents is Kenneth Play, a renowned sex expert who teaches lessons in female ejaculation and BDSM techniques at the Villa's sister site, Hacienda Studio.
Also located in New York, it claims to be "Brooklyn's nexus for sex science socials, hands-on workshops, BDSM classes, sexual wellness seminars, and education in ethical non-monogamy, and polyamory."
Residents at the Villa pay between £657 ($850) and £1315 ($1700) a month in rent - and there are currently 30 people on the waiting list eager to move in.
However, living at the sprawling house, which has a high-spec interior including a huge kitchen complete with mod-cons, doesn't mean you have thirteen different people to have sex with whenever you want.
Resident Lila Donnolo who also works as the publicist for the sex HQ explained that there is no inter-housemate romping allowed.
She said: "People think it's an orgy all the time and we're f*****g each other but we're not.
"We've had a rule since the beginning. That's what encouraged me to move in.
"I thought that will reduce so much drama. It's not the Real World sex house."
Andrew added that it was vital that the house feel like a home and not some sort of hipster brothel.
He said his aim was to "make an environment that feels welcoming, consensual and safe.
"Then, when they walk in they feel very comfortable in peeling off their clothes."
He also owns a sex positive guest house, the Hacienda Maison, located in New Orleans, Louisiana.
